Forest Service Permit MUST be Applied/Secured from a Nonprofit to operate the camp. The purchase for this camp (and any on Federal Land) is for the improvements, buildings, structures, and utility facilities/improvements on the 49.64 acres. The new owners will need to obtain a permit utilizing the standard form 299. We will help any interested party/parties in this process.

This camp is located in the mountains and is isolated in the Los Padres National Forest (elevation 5,500). The land is mostly flat. The site was a former Tent/RV campground. There are many clearings some with picnic tables, water hookups, and grills/campfire locations. There are paved roads into the site to the main building. There are other rock roads throughout the camp. The site was originally built by engineers of an oil company out of Taft, CA back in the day. There is a large tank/well on the site still currently serving the local fire department. The site has 100 tent site locations, a meeting hall, three separate restroom buildings spread out among the tent sites, a caretaker home, a small empty nearby building for meetings, a welcome building, large parking lot/pavement area by main building. There is snow on occasion, with year-round easy access. There is a high output well and a large, steel water tank. Leach fields are used for septic. The underground electric utilizes oversized conduit and wiring. Propane is used. The buildings have not been used in years and need a lot of love. We had them assessed and they can be renovated through a construction company or simply keep the footprint and rebuilt. This camp is not turn-key, but has unlimited potential.

The camp has not had activity for many years and will need a NPO/affiliate with the capital to purchase the camp at $333K (terms considered with proof of capital for renovation) and another $150-200K to bring the current infrastructure back to baseline. The FS will not issue a temp permit if the new owners do not have the means to make the camp operational within its current footprint. From there a longer permit (10-20 years) can be obtained and new development can take place.
