Camp Alpine Meadows has been reduced from $2.5M to 1.6M for a quick sale. This 329-bed, secluded camp is on a Forest Service permit in the popular Barton Flats area northeast of Redlands. There are 24 camps in this area. Twenty two years ago, the camp was appraised at and sold for $6.4M. The appraisal and settlement sheet are on the website. It is now priced at $1.6M. The buyer will need to get an approved permit before occupancy.
The old appraisal indicates 555 beds with 42k square feet of improvements. Much of that lodging has been converted to meeting space, so the current bed count is 329, plus 3 year-round staff houses. The camp is 3 miles from Jenks Lake and has full lake privileges for canoeing, kayaking, and trout fishing. The cabins are in good condition. The Dining Hall is huge and can seat 360 campers easily. The large swimming pool has a brand new deck and there are plenty of recreational facilities including: high/low Ropes course, soccer field, climbing tower, basketball, GaGa pits, volleyball, human foosball and unlimited hiking. The camp has a state-of-the-art security system. It is at 7,200' elevation and is year-round.
The buyer will own all improvements and infrastructure on the 18 acre development area, but since it sits on Forest Service land, CEQA does not apply, so no Conditional Use Permit or zoning are applicable. This is not a lease, but the owner is considered to be a "Permit Holder" and is still subject to California's Organized Camp Regulations. This means that the fire authority and county health department will inspect the camp once a year to ensure public safety. I would encourage you to review the Forest Service website for "Organizational Camps". Ideal for a non-profit organization. Private camps and outdoor education camps could buy it, but they would need to apply for a different category of camp permit.
