It is my wife, Jamie and I's dream to have a small Christian camp to run in Idaho, Oregon or Montana. I currently work for the U.S. Forest Service in Nebraska as a Supervisor for Job Corps students. I'm a Veteran of the US Marine Corps. and my wife has a degree in Agriculture and has a credential for teaching the developmentally disabled and we both have experience in counseling. We have capital saved and good credit. We are originally from Northern California and we enjoy traveling and the outdoors very much. My wife is an exceptional cook and makes the most spectacular pies .
Needles to say we have prayed and believe this is our calling but we are not sure how God will make this happen yet or what our best course of action is. We are willing to buy/lease or we might be good fit to run someone's facility for them. Any advice you could give us would be greatly appreciated. We come from a background in a small non denominational church.

It's hard to appraise camps because there are so few camp sales and they are often compared to other special purpose properties that aren't at all equivalent, such as old colleges or large churches. Since these other properties are generally in more populated areas, conversion to housing or office is a possibility, making them worth significantly more, and thus can often sell at a much higher price than a camp location in the middle of no where.
There's at least a handful of current listings on this site for which you might want to contact the owners to compare what they are selling. Warning, many are priced way higher than they can realistically sell their property for and will thus sit on the market for years, so take that into account as well. I've seen such properties sell for as low as 25% of original listing price.
I am a real estate appraiser that is appraising a summer girl's camp in Virginia. As part of my process I need to consider recent sales of other camp properties, preferably in Virginia but also anywhere in the mid-Atlantic region of the country.
