Something very unusual for me is that I consider the opening bid of $1.3 million to be a decent price. You'll need to be able to put up all cash or secure lending before auction. As with most camp, school, retreat, and other special purpose properties, it's not easy to secure financing, so having cash available will be your best bet. There is no owner financing on this one. If you are interested in work colleges or boarding schools, I know of people looking for partners who are interested in this property.
